  • ⭐ 1/5 – Extremely Disappointed, Not Worth the Price

I had high expectations for this villa based on the website photos and description, but the actual experience was far from what was promised.

    🛏️ Cleanliness – Very Poor
The biggest letdown was the lack of cleanliness. The rooms smelled musty the moment we entered. There were stains on the bedsheets, dusty corners, and even cockroaches in the kitchen and bathroom. The pool was dirty, with murky water and floating debris, making it unusable.

    🛠️ Maintenance – Severely Lacking
Almost everything in the villa felt outdated or broken. Lights were flickering, some fans didn’t work, and the AC in one bedroom kept leaking. The bathrooms were in horrible condition – broken taps, leaking flush, and no hot water in the morning. The kitchen gas stove didn’t work properly, and half of the utensils were either missing or unusable.

👨‍💼 Staff & Service – Unresponsive and Rude
The caretaker was not cooperative at all. He was mostly unavailable and responded rudely when we requested basic help. We had to wait 4-5 hours for the cleaner to arrive after check-in. There was no proper welcome, no briefing about the property, and absolutely no hospitality.

🍽️ Food – Not as Promised
We were told that food arrangements could be made, but the food was unhygienic and overpriced. Despite confirming in advance, nothing was prepared, and we had to scramble for food options late in the evening.

    📸 Misleading Photos
The website photos are heavily edited or outdated. In reality, the villa looks much smaller and poorly maintained. The furniture is worn out, and there’s no luxury feel as the name “Royale” suggests.

    🛑 Final Thoughts
This property is overpriced for the condition it’s in. We paid a premium expecting a relaxing weekend getaway, but it turned out to be a stressful and uncomfortable experience. I would strongly recommend avoiding this villa unless they seriously upgrade their maintenance, cleanliness, and staff training.

  • Most Disasterous Villa

*1/5 stars – Disastrous Villa Experience*

I am writing to express extreme disappointment and dissatisfaction with our recent stay at the villa. The experience was an absolute disaster from start to finish. Despite paying a hefty sum of fifty thousand, the villa was in an appalling state of cleanliness. The place was infested with cockroaches and spiders, and there was hair everywhere. The overall condition was very dirty and unhygienic.

What was even more unacceptable was the cooking practice employed by the villa. They cooked vegetarian food in the same oil used for non-vegetarian food. This is completely unacceptable for guests who follow a vegetarian diet and expect their food to be prepared accordingly.

Adding to the list of grievances, despite the numerous issues with the villa, no compensation or apology was offered by the management. Given the state of the villa and the cooking practices, the experience was absolutely not worth the amount charged.

Everybody was sitting in the hall looking at bugs coming from everywhere. There is no dining area, no proper sofa for sitting. We even called the care taker in the middle of night to see our plight. Blankets were full of insects.

I would strongly advise against booking this villa due to the severe issues with cleanliness, unacceptable cooking practices, and lack of customer care. against booking this villa due to the severe issues with cleanliness, unacceptable cooking practices, and lack of customer care.

  • Worst Experience

We visited Royale Aashiyaanna (Lonavala) on 12th July 2025 with a group of 13 people with certain members travelling from abroad. The property is absolutely ill maintained. Its infested with bugs, spiders and cockroaches. The rooms and washrooms were smelly. The linens were full of stains, hair and smelling. The staff and manager lied about the cleaning of the villa before arrival and when we insisted one of the members told they did not have time to clean. They started cleaning after we forced them to be do in front of our eyes. Most of the members could not sleep entire night as bugs, spiders and cockroaches kept appearing from all places in each and every room. The main door was just a frame with plastic covered all over it and would open with great difficulty. To make matter worst they cooked Medu Wada in the morning in Fish Oil where we were all strict vegetarian. It was a nightmarish experience for which they charged us 50 thousand for a night. It was really disgusting and its a shame to call it a villa. I will request everyone to ban this property from listing on any travel portal. PLEASE DO NOT BOOK THIS PLACE.
